These Terms and Conditions ("Terms") govern your access to and use of the Maxm Network and all associated services (collectively, the "Platform"). Please read these Terms carefully.
By creating an account, accessing, or using any Maxm Network service, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference.
If you do not agree, do not create an account or use the Platform.
1. Operator
The Maxm Network is owned and operated exclusively by:

These Terms apply to all services within and on Maxm Network, including but not limited to:
- Maxm Directory
- Maxm Social
- Maxm News
- Maxm Email
- Any additional services operated under the Maxm Network brand
2. Eligibility
You must be at least 18 years of age to create an account or use any Maxm Network service.
By registering, you represent and warrant that:
- You are at least 18 years of age
- All information you provide is accurate, current, and truthful
- You have the legal capacity to enter into a binding contract under applicable Maine state law
- Your use of the Platform does not violate any applicable law or regulation
Accounts created by persons under 18 are strictly prohibited and will be removed without notice. If we become aware that a user is under 18, we will terminate that account immediately.
3. Account Responsibility
You are solely responsible for:
- Maintaining the confidentiality of your login credentials
- All activity that occurs under your account, whether or not authorized by you
- Keeping your account information accurate and current
- All content you submit, post, or transmit through the Platform
You will notify Maxm Network immediately at if you become aware of any unauthorized use of your account or any other security breach. Maxm Network is not liable for any loss or damage arising from your failure to comply with this section.
4. User Content
4.1 Types of User Content
Users may submit content including but not limited to: property listings, reviews, comments, messages, photographs, videos, audio recordings, and documents ("User Content").
4.2 Ownership
You retain ownership of your User Content. Maxm Network does not claim ownership of content you submit.
4.3 License Grant
By submitting User Content to the Platform, you grant Maxm Network a non-exclusive, worldwide, royalty-free license to display, reproduce, store, distribute, archive, and publish such content solely as necessary for the operation, improvement, and promotion of the Platform. This license continues for as long as your content remains on the Platform and for a reasonable period thereafter as required for archival, legal, or operational purposes.
This license does not permit Maxm Network to sell your User Content to third parties or use it for purposes unrelated to Platform operation.
4.4 Content Representations
By submitting User Content, you represent and warrant that:
- You own or have the necessary rights to submit the content
- The content does not infringe any third-party intellectual property, privacy, or other rights
- The content complies with these Terms and all applicable laws
4.5 Property History Archive
Content associated with property listings, including tenant reports, comments, condition records, and uploaded multimedia files and documentation, is retained as part of permanent property history records. This retention serves the legitimate public interest in ensuring housing transparency. Users acknowledge and consent to this archival function at the time of submission and agree that all of their property-related submissions will be retained upon deletion of the user's account.
5. Copyright — DMCA Policy
Maxm Network respects intellectual property rights. If you believe that content on the Platform infringes your copyright, please submit a written notice to:

Your notice must include: (1) identification of the copyrighted work claimed to be infringed; (2) identification of the infringing material and its location on the Platform; (3) your contact information; (4) a statement of good faith belief that the use is unauthorized; (5) a statement under penalty of perjury that the information is accurate and you are authorized to act; and (6) your physical or electronic signature.
Maxm Network will respond to valid DMCA takedown notices in accordance with 17 U.S.C. § 512. Repeat infringers will have their accounts terminated.
6. Accuracy of Information
Maxm Network provides a platform for user-submitted information regarding housing, rental properties, property conditions, and related matters. Maxm Network does not independently verify, endorse, or guarantee the accuracy, completeness, or reliability of any user-submitted content.
You are solely responsible for performing your own due diligence before entering into any housing agreement, tenancy, property transaction, or other arrangement based on information found on the Platform. Maxm Network is not a real estate broker, property manager, housing authority, or legal advisor.
7. Accuracy of User Statements
You are solely responsible for statements you publish on the Platform. You represent that your statements are truthful to the best of your knowledge.
You will not post:
- Knowingly false or fabricated statements
- Defamatory content
- Misleading or deceptive information
- Content that impersonates any individual or organization
Statements made by users represent their own experiences, observations, or opinions and do not represent the views of Maxm Network. Maxm Network does not endorse or verify user statements.
8. Fair Housing Compliance
The Platform may be used in connection with housing decisions. All users will comply with the Federal Fair Housing Act (42 U.S.C. § 3601 et seq.), the Maine Human Rights Act (5 M.R.S. § 4551 et seq.), and all other applicable federal, state, and local fair housing laws.
You will not post listings, statements, or content that discriminates on the basis of race, color, national origin, religion, sex, familial status, disability, sexual orientation, ancestry, or any other characteristic protected by applicable law.
Maxm Network will remove all content that violates fair housing laws and will cooperate with relevant enforcement authorities during related investigations.
9. Government Users
Government employees or officials who participate on the Platform do so as individual users in their personal capacity unless explicitly and officially authorized otherwise. Content posted by government users does not constitute an official government statement, policy, or position unless clearly identified as such by the relevant government authority.
10. Acceptable Use
You will not use the Platform for any of the following:
- Any illegal activity or facilitation of illegal activity
- Harassment, threats, intimidation, or abuse of any person
- Impersonation of any individual, organization, or government entity
- Posting private and non-public personal information about others without their consent (doxxing)
- Spam, unsolicited solicitation, or unauthorized advertising
- Distribution of malware, viruses, or malicious code
- Any attempt to disrupt, damage, or gain unauthorized access to the Platform or its infrastructure
- Violations of fair housing laws
- Any discriminatory content prohibited by applicable law
Maxm Network reserves the right to remove content and suspend or terminate accounts that violate these rules, at its sole discretion and without prior notice.
11. Automated Access and Data Scraping
Automated collection, extraction, indexing, or scraping of data from Maxm Network services without prior written authorization is strictly prohibited. This prohibition applies to all forms of automated access including scraping software, bots, crawlers, spiders, and automated data harvesting scripts.
Unauthorized automated access constitutes a violation of these Terms and may violate the Computer Fraud and Abuse Act (18 U.S.C. § 1030) and applicable state law. Violations may result in account termination and legal action.
12. Moderation and Enforcement
Maxm Network enforces these Terms and maintains platform integrity at its sole discretion. Maxm Network may, without prior notice:
- Remove any content that violates these Terms or applicable law
- Issue warnings to users
- Suspend or limit account access
- Permanently terminate accounts
Moderation decisions are final. Users may contact to appeal enforcement actions, but reinstatement is not guaranteed.
13. Reports and Complaints
Users may submit reports regarding properties, listings, user conduct, or platform misuse. Maxm Network reviews reports and takes action according to its internal moderation procedures. Submission of a report does not guarantee any particular outcome. Maxm Network is not obligated to disclose its moderation decisions to reporting users.
14. Advertising and Paid Services
Maxm Network may offer advertising placements, promoted listings, and premium service features. Additional terms apply to paid services and will be presented at the time of purchase. In the event of a conflict between these Terms and any paid service agreement, the paid service agreement governs with respect to that service.
15. Privacy
Your use of the Platform is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Platform, you consent to the collection and use of your information as described in the Privacy Policy. Maxm Network complies with applicable Maine and federal privacy laws.
16. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW:
Use of the Platform is at your sole risk. Maxm Network, its owner, operators, and agents are not liable for any direct, indirect, incidental, consequential, special, or punitive damages arising from or related to:
- User-submitted content
- Inaccurate property information
- Service interruptions or outages
- Data loss or corruption
- Housing decisions made in reliance on Platform information
- Unauthorized access to your account or data
- Any act or omission of any third party
Where liability cannot be fully excluded by law, Maxm Network's maximum aggregate liability to you for any claim arising from your use of the Platform shall not exceed the lesser of (a) $100 USD or (b) the total amounts you paid to Maxm Network in the twelve (12) months preceding the claim.
Nothing in these Terms excludes liability for fraud, willful misconduct, or any liability that cannot be excluded under Maine or applicable federal law.
17. Disclaimer of Warranties
ALL MAXM NETWORK SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND. TO THE FULLEST EXTENT PERMITTED BY LAW, MAXM NETWORK EXPRESSLY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT.
Maxm Network does not warrant that the Platform will be uninterrupted, error-free, or free of viruses or other harmful components.
18. Dispute Resolution
18.1 Informal Resolution
Before initiating any legal proceeding, you agree to first contact Maxm Network at and provide written notice of the dispute. Maxm Network will attempt to resolve the dispute informally within 30 days of receiving notice. If the dispute is not resolved within that period, either party may pursue the remedies described below.
18.2 Governing Law and Venue
These Terms are governed by the laws of the State of Maine, without regard to its conflict of law principles. Any dispute not resolved informally shall be brought exclusively in the state courts located in Kennebec County, Maine, and both parties consent to personal jurisdiction in those courts.
18.3 Individual Claims Only
All legal claims against Maxm Network must be brought on an individual basis only. You waive any right to bring or participate in any class action, collective action, or representative proceeding against Maxm Network. This waiver applies only to the extent permitted by applicable Maine and federal law. Nothing in this section waives rights that cannot be waived under the Maine Unfair Trade Practices Act (5 M.R.S. § 205-A et seq.) or other applicable consumer protection statutes.
19. Termination
Maxm Network may suspend or terminate your account and access to the Platform at any time, with or without cause, and with or without notice, for conduct that Maxm Network determines violates these Terms, is harmful to other users, or is otherwise objectionable.
Upon termination:
- Your right to access the Platform ceases immediately
- Content you submitted may be retained as part of the Platform archive in accordance with Section 4.5
- Sections of these Terms that by their nature should survive termination (including Sections 4, 5, 7, 15, 16, 17, and 18) shall survive
20. Changes to Terms
Maxm Network may update these Terms at any time. When changes are made, Maxm Network will update the "Last Revised" date at the top of this document and, where practicable, provide notice to registered users by email or in-Platform notification.
Continued use of the Platform after the updated Terms take effect constitutes your acceptance of the revised Terms. If you do not agree to the revised Terms, you must discontinue use of the Platform.

User-Type Specific Terms
22. Additional Terms — Tenant Users
In addition to the general Terms above, users registered as Tenants agree that:
- Submissions reflect real, first-hand experiences or direct personal knowledge
- Uploaded documents, photos, or communications are shared with legal authorization to do so
- Submitted media does not violate the privacy rights of any third party
- Reports submitted will become part of the permanent property record on the Platform
- Tenant reports remain visible to other users even in the event of a dispute with a property owner or manager and account deletion, subject to Maxm Network's moderation policies
23. Additional Terms — Property Owners
In addition to the general Terms above, users registered as Property Owners represent and warrant that:
- They have legal ownership of, or written legal authority to list, each property they post
- All property information provided is accurate to the best of their knowledge at the time of submission
- Responses to tenant reports are factual, respectful, and not defamatory
- Documentation uploaded regarding repairs, improvements, or property conditions is truthful and not misleading
- Tenant reports associated with their properties remain visible on the Platform and are not subject to unilateral removal by the owner
Owners acknowledge that the Platform is not a substitute for legal counsel in landlord-tenant matters.
24. Additional Terms — Property Managers
In addition to the general Terms above, users registered as Property Managers represent and warrant that:
- They are duly authorized in writing by the property owner to manage and list each property they post
- All listing information is accurate and kept current
- Their authority to manage each listed property is legitimate and legally documented
- All interactions and listings comply with applicable federal, state, and local housing laws, including the Maine Landlord and Tenant Act (14 M.R.S. § 6001 et seq.)
25. Additional Terms — Government Agents
In addition to the general Terms above, users registered as Government Agents agree that:
- Participation on the Platform is in a personal capacity unless the post is explicitly and officially designated as an official government communication
- No confidential, privileged, or protected government information is disclosed through the Platform
- Publicly available regulatory, code enforcement, or housing inspection information may be shared in accordance with applicable public records law
- Posts do not represent the position of any government agency unless explicitly stated and officially authorized
Maxm Network does not represent, endorse, or act as an agent of any government agency.
26. Additional Terms — Real Estate Agents
In addition to the general Terms above, users registered as Real Estate Agents represent and warrant that:
- They hold all required real estate licenses under Maine law and any other applicable jurisdiction
- All listings comply with applicable real estate regulations and industry standards
- Property conditions are not misrepresented in listings
- They clearly and prominently identify their professional role in all listings and communications
- All listings and conduct comply with the Federal Fair Housing Act and Maine Human Rights Act
Maxm Network does not independently verify the licensing status of Real Estate Agents. Users who encounter unlicensed activity should report it to the Maine Real Estate Commission.
27. Additional Terms — Maxm Email
In addition to the general Terms above, users of Maxm Email agree that:
- Maxm Email accounts are provided for personal and professional communication consistent with these Terms
- You will not use Maxm Email for spam, bulk unsolicited messages, phishing, fraud, harassment, malware distribution, or impersonation
- Accounts engaged in abuse will be suspended or terminated without notice
Storage and Delivery:
- Email messages and attachments are stored on Maxm Network servers subject to storage capacity limits
- Accounts in violation of these Terms are subject to content deletion
- Email delivery depends on external networks, recipient servers, and spam filtering systems; Maxm Network does not guarantee delivery of any message
Retention and Deletion:
- Upon account termination, email data may be permanently deleted after a reasonable retention period
- Maxm Network is not responsible for loss of any email data due to hardware failure, weather-related outages, due to account termination, or any other reason
28. Zero-Access Encryption Messaging
Maxm Network provides optional zero-access encryption messaging features on the Platform.
Users of encrypted messaging acknowledge and agree that:
- Encryption keys are generated and controlled solely by the user
- Maxm Network cannot access, read, decrypt, or recover encrypted messages under any circumstances, including in response to legal process. Maxm Network has no technical ability to comply with orders requiring disclosure of zero-access encrypted content
- Loss of encryption keys or passwords results in permanent and irrecoverable loss of access to encrypted messages — Maxm Network cannot restore access
- Users are solely responsible for securely managing their encryption keys and credentials
- Zero-access encryption protects message content but does not conceal metadata such as sender, recipient, or timing information
- Maxm Network is not responsible for any loss, legal consequence, or harm arising from loss of encryption keys or failure of encrypted communications
29. Maxm Network Mail Client
The Maxm Network web-based mail client provides browser-based access to Maxm Email accounts.
Users are responsible for:
- Protecting login credentials and preventing unauthorized access
- Protecting encryption keys used with encrypted messaging
- Securing all devices used to access the mail client
Maxm Network is not responsible for:
- Data loss resulting from user error, including accidental deletion of messages
- Incorrect message delivery resulting from user error
- Security incidents arising from user failure to secure their devices or credentials
30. Additional Terms — Maxm Social
In addition to the general Terms above, users of Maxm Social agree that:
- Content posted on Maxm Social is subject to community conduct standards enforced by Maxm Network
- Posts, profile information, and activity are visible to other users or the public depending on user privacy settings
- Content violating community standards will be removed and offending accounts may be restricted or terminated
- Users are solely responsible for the content they publish and for any interactions they engage in through Maxm Social
31. Additional Terms — Maxm News
Maxm News aggregates headlines, excerpts, and summaries from third-party publishers.
- Original publishers retain full ownership of their content. Maxm Network does not claim ownership of any third-party news content.
- Maxm Network does not control, endorse, or guarantee the accuracy of third-party news content
- Links to original publisher websites are provided for informational purposes only
- Users should consult original sources before relying on any news content
32. Service Availability
Maxm Network services operate on privately maintained, self-hosted infrastructure independent of major cloud service providers. Service interruptions may occur due to maintenance, network failures, hardware issues, security incidents, or external service disruptions. Maxm Network does not guarantee uninterrupted service availability and is not liable for any loss or damage resulting from service interruptions.
System architecture and technical capabilities evolve over time. Features and availability may change without notice.
33. Severability
If any provision of these Terms is found by a court of competent jurisdiction to be invalid, illegal, or unenforceable, that provision shall be modified to the minimum extent necessary to make it enforceable, or severed if modification is not possible. The remaining provisions of these Terms shall remain in full force and effect.
34. Entire Agreement
These Terms, together with the Privacy Policy and any applicable paid service agreements, constitute the entire agreement between you and Maxm Network regarding your use of the Platform. These Terms supersede all prior agreements, understandings, or representations regarding the same subject matter.
No waiver of any provision of these Terms shall be effective unless in writing signed by an authorized representative of Maxm Network.
